So, we're going to get right into property restoration with Andy Mason. How did you get into property restoration? Do you just like helping people? Was it a necessity or a desire?

We started about 16 years ago. We're a Gwinnett-based business, and as we were talking a little bit earlier, there’s a need for a good quality local restoration company. We're a niche business. While I'm a general contractor, I’m also supporting people experiencing disasters.

Whether it’s a business owner or a homeowner experiencing fire, flood, or storm damage, Level Creek Property Restoration knows how to manage the entire process. Our project managers coordinate directly with insurance carriers, shepherd the property manager through the claims process, and schedule repairs.

Quite frankly, it can be confusing for the insured to navigate the insurance company’s bureaucracy when restoring the property to pre-loss condition. We improve the claims experience for the property owner and the insurance carrier.

Well, there are things we can and cannot do. We don't handle asbestos issues, but we are aligned with companies that do. So, if we run into an older home with asbestos, we can bring in the team that handles it. Other than that, we can repair any property damage.

Exactly. After an asbestos specialist steps in, we come in to finish up the repairs. So, there's really nothing that we cannot do.

So, you mentioned mold testing. Is that something that you do on-site, or do you collect samples and send them away? Obviously, if someone experiences a disaster, you want to make sure the air is clean. Do you also do air quality testing?

More specifically, if a business needed to ensure its employees weren't exposed to hazards such as a chemical spill, would your team also be able to handle those repairs?

Absolutely. We handle a wide range of property damage situations, and there’s very little our team isn’t equipped to manage.

Depending on the situation, we perform services such as air quality testing and moisture readings. When it comes to mold, we can also coordinate with an independent industrial hygienist at an independent lab to professionally test the samples.

If there’s a large property with widespread contamination, we contact the third-party hygienist. They provide the testing results, our team remediates the mold damage, and then additional samples are taken to ensure the space has been properly cleaned and returned to a safe baseline condition.

So, you've got to be careful about mold, right? Not every remedy you see online resolves the issue.

Yes, it’s very important. Someone without the proper experience may think, “it looks fine, I cleaned it up,” but without proper testing and remediation, there can still be underlying contamination or elevated moisture levels that create ongoing issues.

That's 24/7 and 365. That includes Christmas Eve, July 4th, etc. We’ll be there. Property damage can happen at any time, which is why it’s important to respond quickly and take the proper steps to prevent and mitigate further damage.

The insurance company often emphasizes that same point. If there’s a delay in stabilizing the property, even by just a few days, they may attribute additional damage to that delay. That’s why it's critical to have a certified team on-site as quickly as possible to assess the situation and prevent any further damage from occurring.

Can you walk me through how you interact with insurance companies? Homeowners often carry insurance because it’s required by their mortgage, but after a loss, they may not know the proper steps to take. Do you work directly with the insurance provider, or do you primarily guide the homeowner through the claims experience?

That’s a common misconception. People assume we’re “in the pocket” of the insurance company, but that’s not the case. The homeowner hires us and ultimately pays the bill. Yes, the insurance carrier provides the funds, but we work for the homeowner.

Several factors determine whether a claim is likely to be covered or denied. Insurance providers often look at whether damage occurred suddenly or accidentally, as opposed to being the result of ongoing poor maintenance. Our goal is to improve the claims experience and support the homeowner.

The industry is absolutely changing. We’ve seen our clients experience a large shift in deductibles. We always encourage homeowners to meet with their insurance agent at least once a year to learn about their coverage.

As we continue to build relationships with insurance agencies, we gain a better understanding of how to serve the homeowner and provide a more efficient, positive claims experience. Homeowners need to understand their deductible and what’s covered under their policy, and we help clarify those details if needed.

A few years ago, a homeowner contacted us after their house was destroyed in a fire. They had $300,000 in coverage but hadn’t reviewed their policy in years. Unfortunately, they were significantly uninsured.

With rising real estate values, their home was worth close to a million dollars, leaving a significant portion that they had to pay out of pocket.

So, if you have an $800,000 home with an $8,000 deductible, are you going to file a claim for $5,000 worth of damage?

It’s important to be cognizant of who you’re working with and what your policy covers. That's why I always like to recommend researching local insurance agents.

Yes, you could call a random national brand on TV hoping to save a few bucks, but when something happens, you want to be able to reach someone you know. I’d want to talk to someone I’ve sat down and spoken to.

So, when you’re working with insurance agencies as a trusted restoration contractor, it sounds like there’s a lot of relationship-based trust on both sides. You're absolutely right. It all comes down to your reputation and your quality of work. We also have a good reputation with insurance adjusters in the area.

You’re right, it does save the insurance company money. For example, sometimes there are additional living expenses.

If someone is displaced from their home after property damage, the insurance company pays for them to have a place to stay.

If you live in a 7000 square foot, five-bedroom house, they can't put you in a one-bedroom apartment 50 miles away. They must provide acceptable housing until the property is repaired. Insurance companies often pay a lot of money for that.

For example, if an insurance policy allows for 12 months of additional living expenses, but we’re able to get the homeowner back safely in their home within 8 months, we’ve not only helped the family or business recover faster but also helped the carrier manage the claim more efficiently.

It’s cyclical. Whether it’s the construction environment or the economy in general. Atlanta is a large metropolitan area. You can swing a dead cat and hit a restoration company, but it matters who you trust.

It’s important to research who is coming to your home. As I said, there are plenty of companies out there, but not everyone operates the same way.

There are companies with people we call fire chasers. They have people listening to scanners who wait for a situation like, “Ms. Smith's house on Elm Street is on fire,” and send a salesperson to their door.

We don’t operate that way.
